I’ve been using the Weeds theme song analogy for CV for a long time, it’s awesome to finally see someone like-minded. CV seems like a great place to raise kids, but it’s really boring and really expensive.

I would love for rates to sky-rocket, but I don’t think that has a chance of happening.

People should wait until interest rates rise to buy property. That’s right, I want to buy when interest rates are high, because high interest rates = low home price.

It is much, much better to purchase low with high interest rates, because (i) you can always refinance when rates go lower, and (ii) when rates do move lower, someone can afford to pay you more for the house.

Buying property when rates are low, especially if the property is overvalued, is a true economic disaster, as tens of millions of Americans have discovered. There is no recovering from this mistake.

Thanks- I bought in CV early (1988) and can’t believe where it went from there. I follow The Bridges of RSF closely since a friend owns there. “New money” seems to have been burned rapidly.

Thanks Jack. Yes the Navy is what basically keeps a lot of SD afloat right now. Coronado is a perfect example of this. Higher ranking officers and pilots get a large govt monthly housing stipend to spend on housing when relocating from other areas(3-5k per month) in addition to their regular salary. It has kept coronado in bubble la la land.

San Diego still is in a massive, massive, massive bubble.

Just wait till the government cuts back drastically on defense spending — and it will, because the federal government is beyond bankrupt. This will hit San Diego very hard, which has a lot of military spending.

All of San Diego still has bubble pricing. We have much, much further to fall.

That’s a really interesting observation regarding how the bubbles in Las Vegas, Phoenix, etc, happened. Yeah, I remember a lot of San Diegans leaving for Murrieta, Riverside, Phoenix, when they could no longer afford San Diego home prices. Dang, so you’re saying we basically exported our bubble and ruined our neighbors’ lives. No wonder Californians are generally hated by the neighboring states.

I think Florida had its own dynamic, especially in the Miami area. A flood of people from Central and Latin America came in, and these new immigrants seem to have been quite a bit richer than the laborers who moved into California, Arizona, New Mexico, and Texas. So I think that’s what helped drive up the prices in Florida. (The middle class in San Diego is still mostly White or Asian, while in Miami it’s mostly Latin American from what I’ve seen).

Spoke to a realtor recently and asked why so many list for higher than top of bubble pricing. Was told “we are lucky to live in an area so desirable that we haven’t experienced the price drops other areas have had.”

Yes .30 on the dollar is maintenance- even if that maint just happens to be spending a couple hundred grand updatating a 40 year old to modern day.

Rancho Santa fe and La Jolla coming up……. those are two super mega bubbles- so many examples of delusion it will make you puke

But one of my favs is also Carmel Valley – that will be coming up too.

You’re correct on the “renovations – most Californians use the term for what is mostly just “maintenance”. And, $.30 on the dollar is reality.
